Why Social Media Matters to Realtors in 2024
Visibility and Reach
Wider Audience: Social media platforms like Facebook, Instagram, Twitter, and LinkedIn allow realtors to reach a broader audience compared to traditional methods.
Targeted Marketing: Realtors can use targeted ads to reach specific demographics, ensuring their listings and services are seen by the right people.
Brand Building
Trust and Credibility: A consistent and professional social media presence helps build trust with potential clients. Sharing success stories, client testimonials, and industry insights establishes credibility.
Personal Branding: Social media allows realtors to showcase their personality, values, and unique selling points, helping them stand out in a crowded market.
Engagement and Relationship Building
Client Interaction: Social media enables real-time interaction with potential clients, answering their queries, and providing valuable information. This engagement helps build relationships and loyalty.
Community Involvement: Realtors can use social media to demonstrate their involvement in local events and community activities, which can foster a sense of connection with the community.
Market Insight and Trends
Staying Updated: Following industry leaders, trends, and market news on social media keeps realtors informed about the latest developments, which they can use to advise their clients better.
Client Preferences: Social media provides insights into what clients are looking for, their preferences, and behavior patterns, allowing realtors to tailor their services accordingly.
Lead Generation
Attracting Leads: By sharing valuable content, listings, and engaging posts, realtors can attract potential buyers and sellers. Social media platforms can be a significant source of leads.
Content Marketing: Blog posts, videos, and infographics shared on social media can educate potential clients, driving traffic to the realtor’s website and generating leads.
Cost-Effective Marketing
Affordable Advertising: Compared to traditional advertising, social media marketing can be more cost-effective, offering better ROI through targeted ads and organic reach.
Analytics and Measurement: Social media platforms provide detailed analytics, allowing realtors to measure the effectiveness of their campaigns and adjust strategies as needed.
Showcasing Listings, Open Houses, and more
Visual Appeal: Platforms like Instagram and Facebook are ideal for showcasing high-quality photos and videos of listings, virtual tours, and open houses.
Storytelling: Realtors can tell the story behind a property, highlighting its unique features and the lifestyle it offers, making listings more appealing.
The Risks of a Weak Social Media Strategy in 2024
-
Social media platforms are powerful tools for brand exposure and reaching a wide audience. Neglecting social media may eventually cause us to struggle to capture the attention of potential clients and could be overshadowed by competitors who are more active online.
-
Social media provides a platform for networking with other professionals, staying updated on industry trends, and building relationships. If not effectively active on these platforms we might miss out on valuable connections and collaborative opportunities.

In an era where consumers often turn to the internet for information, a lack of social media presence might make a brokerage seem outdated or less credible. Clients view a robust online presence as a sign of professionalism and reliability.
-
Social media is a cost-effective way to market properties, share success stories, and showcase the expertise of our team. We may begin to struggle to compete in terms of marketing efficiency and effectiveness.

Bringing the Apps Together
1. Your Phone’s Camera App
While all of the apps we’re discussing allow you to shoot video within each app, I’ve found that I get better results shooting the footage with my native camera app, making any desired adjustments to color, etc there, and then importing into Captions, Videoleap, or Adobe Rush. We’re going to talk about recording an intro to your video and b-roll of the property, then piecing it all together.
2. Captions
After recording an intro to your video, import it into Captions. You can then use Captions to automatically generate captions and subtitles in various video formats (vertical, horizontal, square, etc) in over 25 languages. So, no matter how your camera was oriented when you recorded, the app will work with you and provide you high quality subtitles easily. Once done, export this video to your devices camera roll.
3. Videoleap
Choose from hundreds of video templates, or create your own. Use this app to quickly and easily piece together property videos and photos with pre-loaded, high quality effects. I like to call these propert highlight reels. From 1 long video clip to dozens of short ones, Videoleap allows you to piece them all together in an instant. Once you have a hightlight real you like, export it to your device.
4. Adobe Premiere Rush
Premiere Rush is an easier to use, mobile version of Adobe’s professional video software Premiere Pro. Use this app to import and piece together the intro video you made with Captions, the highlight reel you created with Videoleapp, and any other images or video you would like to include from any other app. You can also add effects, music, images, and more to neatly tie everything together.

Tips for Gathering Great Footage
Well-Lit Spaces: Capture B-roll during daylight hours or ensure that rooms are well-lit. Good lighting is crucial for clear, vibrant footage. Open curtains and turn on lights to create a well-illuminated environment.
Use Natural Light: Whenever possible, rely on natural light sources like windows. Avoid using the phone's flash, as it can create harsh shadows and distort colors.
Variety of Angles: Shoot from various angles to showcase the property effectively. Capture wide shots to highlight the entire room and close-ups to emphasize unique features. Experiment with different angles and perspectives to make the footage visually appealing.
Slow, Smooth Movements: When panning or moving the camera, do so slowly and smoothly. Quick and jerky movements can be distracting and result in lower quality footage.
Plan Your Shots: Before recording, plan your shots and sequences. Think about the story you want to tell with your B-roll and capture footage accordingly.
Incorporate Motion: Add dynamic elements to your B-roll by incorporating gentle pans, tilts, or dolly-like movements to create a sense of space and dimension.
Use Slow Motion or Time Lapse: If your phone supports it, consider shooting some B-roll in slow motion or time lapse to add a cinematic touch to your videos.
Vertical vs. Landscape: For Instagram & Facebook Reels, you will want your footage to be vertical. If you’re planning on longer-form video for use on YouTube, Vimeo, or others, you will want to shoot in landscape mode. Decide on using one or the other or maybe even both for your shots depending on your needs.
